From over 20 years experience in surveying damp issues, and most importantly repairing damp buildings the most common cause of a bridged damp proof course is where the plaster has bridged the damp proof course / dpc. A bridged damp proof course will allow any moisture from the ground to essentially bypass the dpc, because the plaster is bridging it and rising damp symptoms can occur.

My top tip for you

Before you even instruct a damp surveyor you need to watch this video. The bridged dpc video will show you all the different types of bridged dpc that can occur. This will also give you all the tips you need to know, and most importantly what questions to ask before you pay for a damp survey. A bridged damp proof course, or commonly known as a bridged dpc is such a common cause of rising damp symptoms, but is often mis-diagnosed and the repairs offered might not fix your issue. I tend to find though that when these visible rising damp symptoms occur, it is normally because of a leak or a drain defect. Remember the number 1 cause of rising damp is defective drains……..
