Damp survey costs

It is really important to remember that you will most likely not get a free damp survey, that will really be of any value. Even if you pay a large fee for an independent damp survey, that claims to be the best around, it’s pretty much guaranteed you will be sold a non invasive damp survey / non intrusive damp survey. If the damp survey does allow for opening up by the means of an intrusive damp survey, this will be very limited, and might not be of much value. One thing for sure is though, what ever rising damp survey you have, the surveyor can’t really write a specification of repair without eliminating all potential defects. Unfortunately you will find they will write a specification of repair without an informed decision!

CCTV drain survey – is it really worth it?

Is a CCTV drain survey necessary? In my opinion, how can you be 100% sure there is no problem with the drains without having a CCTV drain survey? The cost of a CCTV draw survey could save you thousands of pounds if a defect is found and an insurance claim could be made. I’ve seen many of damp repairs carried out, and many damp reports by alleged experts where they have literally presumed there is no issue with the drains.

Are defective drains a common cause of rising damp?

In my opinion from many surveys, the number 1 cause of rising damp in a property is because of damaged drains. From displaced drain joints, cracked drains, blocked drains because of root infiltration, and blocked soakaways, and it’s pretty obvious that all that excess water will cause the property to suffer from rising damp issues.

Why don’t damp surveyors carry out CCTV drain surveys?

Probably the main reason is the cost of the equipment and you need a van to drive around in. You need barriers to protect open holes around inspection chambers, cones, barrier tape, keys, lifting equipment for heavy drain covers, a CCTV drain camera, a location device by means of locating the camera sonde to mark out where the defect is, you also need jetting or drain cleaning equipment. It isn’t unusual for scale build up, and settled deposits covering cracks, and damaged drains, so without cleaning prior you obviously can’t make an informed decision. The costs…… A decent CCTV drain camera will cost in excess of 6k, location device like mine is about 4k. This a huge investment considering the costs of a drain surveys are really cheap, and of course it will take a long time to get your money back. I’m fortunate as we carry out drain repairs, to include patching, and CIPP drain lining, so essentially my drain camera can pay me back quicker. Once you have finished the CCTV drain survey you will then have to issue a drain report, along with. damp survey report, which again adds addition time to the survey eating away any profit on a cheap damp survey.
