You would normally find the RICS Chartered Surveyor will inform you to look for a damp specialist or put you onto one, to gain further advice, but you’ll probably struggle to get the homeowner to let you carry out the invasive damp investigation that you actually need. This is why it’s really important in this situation to get local knowledge, as a local damp expert should know about these issues on the local estates. Employing somebody from miles away could lead to them missing the common estate defect…. I know plenty on the estates local to me when it comes to damp and drainage issues that’s for sure. But if I went to carry out a damp investigation in Liverpool for example I wouldn’t know the local defects that are typically found, and because of this perhaps I wouldn’t know about the solid floor bridging the damp proof course, that’s say 150mm down like this property. So the tip of the day is choose your damp specialist very wisely 🙂
